Quadmanor Vacation Rental is located in Between Flagstaff and Sedona Arizona, close to the Grand Canyon and the Arizona Snowbowl Ski Resort.

Quadmanor Vacation Rental Agreement

Thank you for considering your stay at Quadmanor. On behalf of the owners, Dave and Rebecca Stanke, we are excited to share our vacation home with you, it's a perfect gem in the Coconino forest. The comments we get is how comfortable our home is. Most people including our neighbors appreciate the family atmosphere in a quiet neighborhood.  

A perfect segway into why hotels are trying to shutdown vacation rentals. Our zoning is for residential neighborhood. I'm sure you have experienced or heard the stories of vacation homeowners who don't care. That's not us. To explain, Quadmanor is not a franchise, not a hotel or a venue for gatherings. Those requirements are for hotels or at a restaurant or a park. We don't allow anyone on the property that is not in the reservation. If the reservation is for 2 people and a dog, then only 2 people and 1 dog is allowed on our property.

Shortly after you book your reservation, you will be asked to provide 4 digits to use for your front door access code; Instructions are provided.


SECURITY/DAMAGE DEPOSIT

The person renting the house is responsible to pay for all damages to the house.

• No damage is done to the home or its contents.

• No linens or household items are missing.

• No early check-in or late checkout without prior approval.

• House has not been smoked in.

• No animals without prior approval. We do charge a pet fee per pet.

• If your reservation is for one person, then only one person is allowed on the property. If your reservation is for two pets, then only two pets are allowed on the property.

• Pets are not allowed to do their business on the deck, please take them to the back yard and pick up after them.

• No Candles

• No Burning wood on the Deck. Propane heaters and a propane table is on the deck.

• No Moving Furniture


AIR CONDITIONING

The house has central AC and heating however, there is a cool forest breeze that cools down the house so open the windows and enjoy the fresh air. 


CANCELATIONS

No credit will be given for shortened stays due to late arrival or early departure for any reason. No refunds due to weather, health issues or acts of nature or forest fires, the only exception to this is if the house in Munds Park community is actually evacuated due to unsafe conditions by the authorities.


RENTAL AGREEMENT

I (We), the undersigned, renting Quadmanor for vacation or recreation purposes, agree to the following.

1. Once I (We) agree to accept the rental property upon arrival, provided it meets the basic description as listed on the Rental Websites. I (we) agree that we will not be entitled to a refund or rent money, nor relocation to another property, and will have no claim or recourse against the Owner, Property Management, etc.

2. I (We), our guests and visitors, agree to not smoke in the house. Also that there will be no more than the reservation on the premise. That all listed in the reservation will maintain the premises in good order and appearance and conduct themselves in a manner inoffensive to the neighbors.

3. I (we) our guests and visitors, agree that any drug use on the property, or any disturbance, annoyance, endanger, or inconvenience of the neighbors; or use the premises for any immoral or unlawful purposes, or violate any law or ordnance or commit waste or nuisance on or about the premises will immediately terminate our occupancy and rental agreement of these premises. DO NOT flush feminine napkins or flushable wet wipes.

4. Owner or Owner’s Agent may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance.

5. Occupancy (including small children, infants and visitors) is not to exceed the reservation without prior permission from the Owner. If more than the reservation is found on the property, I (we) agree that a charge of $100.00 will be made to my (our) credit card per night per person. Additionally, your stay may be immediately terminated without refund.

6. Occupancy of RV campers and /or tents on the premises is forbidden without prior approval. Never park on the street or in someone else’s driveway.

7. I (we) shall be responsible for all damage, breakage and/or loss to the premises. I (we) agree that all pipes, wires, glass, plumbing, household contents, etc., other equipment and fixtures will be in the same condition as at the beginning of our stay.


8. The property will be left in the same good condition. Any damages or notable conditions found upon arrival will be reported to Rebecca at 480-227-0246 within one (1) hour of Occupancy. I understand the property will be inspected prior to my (our) inhabitants and when I/ We depart. Otherwise, I (we) agree that repair costs for any damages may be posted to my (our) credit card, due for full cost of replacement/ repair.


9. I (we) acknowledge any loss and /or damage to the Property will result in a charge for replacement value to my (our) credit card, I (we) will promptly submit the moneys due. I (we) agree to indemnify and save Owner and Property Managers harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by me (we) guests or invitees. Also from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises.


10. Owner shall not be liable to Tenant, Tenant’s guests, licenses or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Tenant shall hold Owner and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises, parking lot, or community and from or against any omission, neglect, or default of Tenant, his guess, licensees or invitees.


11. This Agreement may not be assigned or the property sublet and is for the Tenant’s use only. No changes to or changing of locks of the premises are permitted. I /We will not use premises as a location for amateur or professional film/video without prior consent and arrangement with property managers/ owners.


12. There are water sensors that detect water leaks in all bathrooms, kitchen and garage, if a sensor detects water on the floor or if a sensor is even slightly moved, the main water valve will immediately shut-off the house main water line and you will need to call the owners to get the water turned back on. Do not get water on the floors, keep a towel under your feet when you get out of the showers. Do not leave children unattended in the bathroom. You are responsible for making sure these sensors are not disturbed. 


13. There are security cameras at all entrances of the house, in the driveway and in the garage. Please leave the camera’s alone. They are there obviously so we can monitor our home.


14. Please put away the games, they go under the kitchen counter by the back door. Make sure all pieces are put away with the game and that all playing cards are in their own decks.


15. Please put the movies back in their sleeves and put them away upstairs in the credenza in the Livingroom. These are provided for your enjoyment so please take good care of them and put them away. If a movie is not working, please leave it on the counter with a note for the housekeeper.


HOUSEKEEPING

When you arrive, the home will be clean and set up with linens, towels, soaps and shampoo to accommodate the appropriate amount of people. The cabin is stocked with household essential's.


This is a non-smoking cabin. You are permitted to smoke outdoors or on the deck providing no smoke odors enter the cabin. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy or butts found on the property will incur a $200.00 fine plus additional cleaning cost. Ashtrays are not provided.


The deck is located on the 2nd level along with the kitchen, dining room, living room and two bedrooms and two bathrooms. Please supervise your littles accordingly. We supply games and movies for our guests; however some games have small pieces or parts and are not suitable for young children, i.e. toddlers and infants, who may put things in their mouths. Do not allow young children to play unsupervised with games. Please put all game pieces back where you found them. You will be charge an extra service fee if our house cleaner has to hunt down and put away movies, games and remote controllers.


Local Television is provided along with Netflix, Pureflix, Hulu, Hallmark, Angel, and Amazon Prime. There is a DVD and blue-ray players or smart TV's in most rooms. The bunk bedroom has a game console with 150 old school packman games. There is a library of books and over 100 movies for all ages to enjoy.


Check-in time is no earlier than 3:00 pm. Checkout time is no later than 10:30 am the day you are scheduled to leave. There is only a 5-hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early without prior authorization.

Checkout procedures: Prior to checkout, all dishes should be washed and put away. It’s very helpful if you start a load of towels or sheets in the washer, the housekeeper will be at the house typically within 30 minutes of your departure. Towels should be placed in the garage on-top of the washer. Before leaving, turn off the deck lights.


We will not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover the expense.


ADDITIONAL TERMS

The home has a maximum occupancy of guests. We charge an additional fee per person per night after the 5th person, this includes babies. Renters who falsify occupancy information at the time of reservation are subject to eviction.


House parties or using our home to host events is strictly prohibited and grounds for immediate eviction. No illegal substances. No noise on the deck after 9pm. Just keep the noise to a private conversation and absolutely no dogs barking from the deck.


There is an abundance of wildlife in the area. Guests are to respect nature and take care to guard themselves and their guests as appropriate. Please do not leave your dog in the back yard unattended, they are much safer from predator's on the deck.


Any exceptions\approvals to the rules and regulations as written here, must be approved in writing in advance. Rates, terms and conditions are subject to change without notice.


Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will refund all monies paid for the remaining nights in your stay. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.


A final note:

Quadmanor is our vacation home. When you make reservations, we block those dates from Airbnb and VRBO for your vacation stay. We work diligently to assure our home is ready for your arrival, we try to provide early check-ins and we do not cancel reservations if another preferred opportunity arise. Towards this good faith commitment, if you cancel your reservation or if you do not adhere to the rental agreement rules, then you forfeited 100% of your reservation. It's very rare, but it has happened. I don't want to give my neighbors or the County a reason to shut me down. Your reservation is you agreeing to these rental rules.

BACKYARD:

The backyard has a covered porch and space for you to sit while  your dog does its business in the fenced in area. Please pick up after your dog.

There is a huge selection of movies in the drawers in the Livingroom credenza. 


If you’re working from the cabin, there is a monitor and desk in the downstairs bedroom. Feel free to move the monitor to the deck as long as you put it back before dark so as to not allow the monitor to get damaged from the weather or from being outside. There are usb and electrical plugins on the deck.


PROPANE:

There are extra bottles of propane in the garage, please leave empty propane bottles by the garage door.


COMMON QUESTIONS:

   Fireplace in the Livingroom has a main power toggle switch on the window side of the fireplace. The on/off flame and heat controls buttons are on the front-top of the fireplace.

   To turn on the shower, pull down on the end of the bath tub spout while the water is running.

   The Televisions have a DVD and blue ray player on HDMI as well as Netflix, the Hallmark channel, Angel, Pureflix, and Amazon Prime. There is a game console in the bunk bedroom. 

   The downstairs bedroom light is a dimmer light, the light gradually gets brighter by pushing down on the top button of the remote control.


   To outdoor table has a propane bottle inside the table. Turn on the gas and hold the knob down, use a lighter to ignite the gas. There are 2 propane heaters and a propane grill.


GAME TABLE:

There is a game table on the deck, it a medium size pool, air hockey, ping pong and tennis ball. Playing cards are located under the kitchen counter as well as a lot of board games.


ANIMALS:

Please pick up after your animal and put waste into the trash (do not allow your animals to use the deck for potty).


CHECKOUT:

Please start a load of towels or sheets in the washer. Start a load of dishes in the dishwasher. Verify the upstairs doors are locked. Close the garage door and exit using the front door. Trash goes out to the street on Sunday for early Monday morning pickup.
